Dennis, the proprietor, with his many years of experience in this area, was able to provide sound advice. His idea to alter the roof from a hip style to a gable end was a revelation in terms of the loft space that could be created, and it was all done within permitted development. Dennis is also able to provide services for your architectural drawings, submission to the local council, and steel calculations. We also used a private Building Inspector who was very helpful.
From the options available, we chose “pay as you go”. Simply, Dennis will provide you with a target cost for the work involved (as a detailed breakdown so you can see what you are paying for), and then throughout the build, you will be sent invoices for materials/services for you to pay directly – this will be either by bank transfer or over the phone. We were a little daunted by this, but we didn’t need to be; Sophie, the financial administrator, will forward all invoices to you by email. We just made sure we checked our emails regularly so that we could stay on top of things and pay invoices promptly. Friday was the busiest day for invoices. At the end of the build, what you have paid out should be the target cost. Clearly though, if you decide to change things as the build progresses (for example we chose to have bigger velux windows, and an additional bathroom window), then obviously you will exceed the target cost. You do need to be careful in this aspect, and not get carried away!!
The tradesmen who arrived on site were all great, and the work they produced was excellent. Dennis is keen for feedback about the tradesmen he uses. Without doubt, Jordan and Arran who were the joiners on our build from start to finish, are fantastic. Hardworking and respectful of our home, they have managed to create a space that we are absolutely delighted with. The estimated time for the conversion was six weeks, although this ended up being just short of 8 weeks. The initial start date was also delayed by a couple of weeks, but this was unavoidable due to a period of poor weather which caused the project before ours to fall behind schedule.
