Drawings, Timescales and Construction.
We have a dedicated team of in house design engineers, DG Design Associates. Their Senior Engineer, who has over 40 years design and build experience will arrange for a Surveyor measure your home, discuss your requirements, and provide a drawing for your approval, of which you can if you wish make alterations at no extra cost. Our aim is to design your new room(s) to your specifications, this is the first stage in bringing your dream Conversion to Life!
Timescales.
When you contact our office or surveyor direct, an appointment will be made within seven days to visit your home, daytime or evening, to determine the suitability of a conversion to your property. Our Design Engineer will discuss every possible option available to you and discuss suitable materials we can utilise. This service is free of charge
Drawings.
If you decide to progress to the drawing stage, DG Design Associates will arrange to call again, measure your home, and begin to prepare architectural drawings. Drawings are usually ready to view within two weeks, this is again done in your home at your convenience. If you are entirely happy with the proposal we have created, we can submit a planning application, (although not always required) which takes approximately eight to ten weeks for approval, and Building regulations approximately two weeks. On approval, you can move to construction.
Once you have all relevant local authority permission, we can also provide structural calculations and produce a drawing ready for building control. This will show the structural elements and all building control required information in relation to the construction design.
Drawing costs.
Based on a traditional three bed semi-detached house, We will provide a preliminary drawing for £495 *. (Larger properties or greater distance may be more). This will show your room size, and position of the stairs. At this point we can estimate your build costs.

Moving forward we can make a planning application if needed, (at a cost of £487.60) next stage is to add building regulations information (at a cost of £125) as well as providing structural design (at a cost of £72 per structural item) making it ready to submit to the Local checking Authority or approved Inspector.

Note, costs can vary depending on Local Authority costs.
*An additional fee of £90 is chargeable if the drawings require elevations, showing the external impact of the proposed works. (This is required for dormers)
